Ratings
Home Energy Ratings (HERS)
are a standard measuring tool of a home's energy use. There are two
types of Ratings, Projected and Confirmed. Projected ratings are performed
prior to the construction of the home and can be used to estimate
the homes energy use or the cost effectiveness of doing improvements.
Confirmed ratings are started during the construction of the home
and are finished after the home is complete and then tested with a
blower door and duct blaster
Both types of ratings look at insulation levels and types, window
sizes and types, HVAC efficiency and sizing and solar orientation.
This and other information is entered into REM/Rate software. The
software does lots of calculations behind the scene and at the same
time builds the same house to model energy code. It compares your
house to model energy code and gives it a numerical number from
1 to 100.
The lower the number, the more efficient the
home or the less energy the home will use. The rating number is
a great and easy way for the consumer to compare homes and see how
efficient the home is. Think of it as a window sticker for the home.
Just like buying a new car that has a window sticker with a mileage
rating, the HERS index rating is like a mileage sticker for the
home. HERS ratings can be used also to establish value of energy
efficient home. It can also be used to confirm a home for the Energy

A recent report on RESNET?s web site claims an Energy Star home
may be valued up to $4000 more. Insert http://www.natresnet.org/
Some other benefits are qualifying the home for a $2000 Federal
